THE OBJECT[S] OF THE CIO [IS][ARE] THE CONSERVATION, REPAIR, MAINTENANCE, IMPROVEMENT, UPKEEP, BEAUTIFICATION AND PRESERVATION FOR THE BENEFIT OF THE NATION OF THE BUILDING KNOWN AS THE CHURCH OF ST MARY'S, ASHBURY, OKEHAMPTON TO BE USED TO CONDUCT CHRISTIAN SERVICES AND SUCH OTHER LANDS AND TENEMENTS (INCLUDING BUILDINGS) OF ARCHITECTURAL OR HISTORIC INTEREST AS SHALL FROM TIME TO TIME BE VESTED IN THE CHARITY AND, AS REGARDS LANDS, FOR THE PRESERVATION (AS FAR AS PRACTICABLE) OF THEIR NATURAL ASPECT, FEATURES AND ANIMAL AND PLANT LIFE AND THE PRESERVATION OF FURNITURE, PICTURES AND CHATTELS OF ANY DESCRIPTION HAVING NATIONAL HISTORIC OR ARTISTIC INTEREST SITUATE AT OR CONTAINED WITHIN SUCH LANDS, TENEMENTS AND BUILDINGS OR OTHERWISE VESTED IN THE CHARITY. NOTHING IN THIS CONSTITUTION SHALL AUTHORISE AN APPLICATION OF THE PROPERTY OF THE CIO FOR THE PURPOSES WHICH ARE NOT CHARITABLE IN ACCORDANCE WITH [SECTION 7 OF THE CHARITIES AND TRUSTEE INVESTMENT (SCOTLAND) ACT 2005] AND [SECTION 2 OF THE CHARITIES ACT (NORTHERN IRELAND) 2008].
